Buying undivided property?

Hi,
This may be a somewhat unusual case. This is in Maharashtra near Pune. There were four brothers with undivided interest in their agricultural land. We bought the share of 2 brothers (50%). However the rest two did not agree to sell their shares to us. We did a sell Deed in this regard and paid the amount in full in the year 1995. However the land never got divided between brothers. Now all the four brothers have died. We want to register our names in 7-12 extract and take possession of 50% of the land. However the govt office says that we cannot register our names as the property is not divided yet. What are our options in this case?

The Indian legal system is well known for the decades taken to resolve even the simplist land issue., so, at a guess, getting the land divided will take a few hundred years ..

I would suggest you track down the relatives of the brothers and find out who has inherited and then try to convince them to sell their shares to you ...

However I would not be at all surprised to hear that the relatives are still disputing who owns title to what, so perhaps you should advise your grand-children on the details now :-)
