Cute chick at work?

I am a man and share my office with a cute chick. I like her and I think she likes me, but since we work together, we try not to bring up questions like dating etc. We are both contractors and our contracts end in 3 months. I tried to tell her with my eyes and they way I treated her that I liked her, so that we can date after the contracts. During the first month that we worked she actually behaved like she wanted to date me right away, but I was stronger then she was and didn't cross the line. I have 2 questions about it:
- What else can I do to make a successful transition from a coworker to her boyfriend in 3 months?
- She frequently tells me about her problems. I always want to tell her something that women like to hear like "Oh, you poor thing" or hug her and say "There, there", or "Don't worry, you are going to be Ok", but since we work together and sometimes the door to our office is open, I cannot do this and just say something like "It sucks". What else can I do?

In my oppinion you should hurry. If she's really such a nice girl some dumb guy will talk her into this and that after some drinks and then you can only give her advice how to deal with that guy. Like you do it now you're on the way to get her best friend only...

Ask her out to lunch.
