Legally, can he do this- postal related?

am opening a postal substation. My landlord agreed that it would be great for the property and surrounding businesses, but now that I have the contract, he is insisting upon seeing it. I have already given him copies of the parts that relevant to him; the rest of the contract outlines my duties and financial responsibilities, which I consider none of his business.

I consider it unethical for him to ask me to see the whole contract, since he is in no way associated with it, and I am wondering how legal it is for him to insist on seeing it.

I'm also looking for a kind way - so I don't piss him off - to say that I refuse to show him the contract.

Only obligation he has in it is to maintain the basic office and designate parking specifically for the post office. Otherwise, he has no financial concern in this besides collecting the rent from me. He wouldn't ask any other business in the complex to see their private contracts.

Suggestions, comments?

The ONLY issue my default would cause him is my not being able to pay the rent- that's it. He neither gains nor loses money because of my running this business.

And I already run a business on this property - he didn't care until it became something he thought he could exploit.

it is on his property and he has every right to see it ask a layer to verify and see what he says. if he is not the owner of the building then it is not his business.

You are leasing his space for a commercial and government concern. He has every right to examine it for any problems that your default might cause him.

(and he only knows that by reviewing the contract. Black out any money references that show the financial terms specifically and hand it to him)

YOu have the right to show him, refuse, or look for a new space.

Why does he want to see it? I doubt he has any right to see it. It'd be like me asking to see it. Ask a business lawyer.

The landlord does have the right to determine if a business will generate the income to pay the cost of the lease. Just as a aprtment owner has the right to verify the income of a leasee.
You of course have the right to refuse his request, however he can refuse to lease to you (legally) due to lack of information.
He probably does request similar information from his other tenants. Many commercial properties actually get a % of the gross sales, and frequently audit their tenants.
I really dont see what harm showing him the contract would do. I doubt he is looking to steal the PO business from you.
