I own my home...?


okay so i live in a trailer, in a park, and i own it. i only pay lot rent. so i am late paying rent most of the time but i do pay it. so now i still owe $300 for march rent but now we are in April. so my landlords secretary is threatening me. she is telling me she is sending me to a lawyer to have us evicted. i asked to speak to the landlord himself but she says thats not possible. all actions must go through the office. i had to pay for this roof repair which ended up costing big bucks. thats why i am late on my rent this month. i wanted to explain that to the landlord.

i am wondering is she just threatening to get money or can they really evict for $300?? especially if i own the trailer and its just for the lot. i am just wondering. any help would be greatly appreciated

YES they can evict you if you're always late. You are making poor choices. You need to pay your lot rent to keep your home. You need to pay it every month on time. This comes before everything else. NO hair and nails, no lunches and dinners out, no new clothes, no cable.

I am sorry your roof required repairs, and understand you had to pay for it. One of the problems of home ownership. BUT you also need to pay your lot rent. You need to REDUCE your spending, prioritze your payments, organize yourself. The landlord doesn't really care, particularly when you are ALWAYS late. He wants to know WHEN he's getting his money, and he's tired of sob stories and tired of waiting, and thinks getting a new tenant might be a better deal.

You need to come up with March and April rent now, and do better in future or you will be evicted. That means you would have to move your home and find another place for it.

Until a sherriff comes to your door with a letter of eviction your fine. You can be evicted because even though you own the trailer you don't own the lot the trailer is on. Just like if you rented a storage unit and you didnt pay they could through all your belongings out or even keep them until you paid. Meaning they might take your trailer until you pay up.But really just pay your lot rent $300 is nothing, its not the landlords fault you had to pay for your roof unless your renting the trailer, but since you own it it's your responsibility. You could always try to buy some land and just move there if you don't like having a landlord

You stated in your question that you are late paying most of the time.....it isnt just this month that you are late. You have to remember that they are running a business, and you as a tennant need to pay on time. It isn't there problem that you have un-expected repairs, you have an obligation to pay your rent.

The short version, yes....they can evict you for $300. But I am sure that they are going off of your history of paying your rent late too.....They can't take your trailer....but they can kick you off of a space THEY own.

IF you have a copy of the roof repair receipt, mail that with a letter addressed to the landlord and mark the envelope private and confidential. This way legally ONLY they can open it. Try to suggest a payment plan or deal with them and make sure to request that they contact you with a response.

OK, I would go to the dept. housing or perhaps renters court. I don't think they can evict you for being late but can fine you in there, It sounds like you are truly trying to get out of debt and I do admire you for admitting that you have made poor choices, I was once in your situation and believe me I counted every penny and you will recover, I hope
