I have a judgment on my credit if I wanted to rent an apartment would I be able too if I paid a year in advanc

Fill out the rental application and ask to speak to the manager. You are not the only person with a judgment on their credit report, and the manager understands those people still need a place to live.

Be direct, and upfront about the judgment. Explain why it happened. Show the manager your income, and show him you can easily afford the apartment, and all your other bills. Bring references that can be contacted. Show that you will be a responsible tenant.

Let the manager decide what is needed before you can rent the apartment. Let the manager tell you the how much money is needed in advance.

The manager will probably not require a year of rent paid in advance. Some apartment complexes will not accept 1 year paid in advance. Instead, they will limit it to a maximum of 6 months paid in advance. To move in, You may only need 1 or 2 months extra beyond the 1st, and last months rent, plus the security deposit.

You may not need anything extra. This time of year the apartment complex may have vacancies they are trying to fill.

If you pay the entire year's rent in advance, there will be no monthly payments due. You should certainly ask for a discount off the lease price of at least 10-15%

Edit... Wow is SCH tough... LOL I though a year was good, but more?? Don't think I could get that as most residential leases are for no longer than a year around here. More than that would almost feel married to them LOL

Unless your judgment is housing related (ie foreclosure, eviction, past due rent) then you shouldn't have a problem. Some places require a co-signer (even with a substantial deposit) and don't think that paying 1 year in advance will exempt you from a security deposit...you might have to come up with more than 1 years rent.
