Whats going to happen now that my leasing office has found out i have a dog?


i got a letter today on my door saying i was in breach of my lease because it has come to the attention of the management team that i may be keeping a pet in my apartment. Also complaints that pet waste is not being disposed of properly. i just dont know how to handle this and is it just going to be expected of me to start paying pet rent and the deposit??? since it says this constitutes a breach of my lease can they evict me or what? help? i dont want to get put out i just want to fix this. I didnt have the dog when i 1st moved in so i didnt lie on my lease agreement. help! anybody know about something like this???

One time I snuck a cat into my apartment and the office found out. They sent a letter and just told me I had to get rid of it. They didn't threaten to evict us, they just said you have to get rid of it.

You will have to get rid of it, or be prepared to pay a deposit and pet rent

THEY ARE GOING TO KICK YOU OUT !!! JUST PLAYING THEY WILL MAKE YOU PUT A DEPOSIT FOR IT AND SOMETIMES YOUR RENT MY GO UP A BIT BUT NOT MUCH .

you will have to pay the deposit. I had one dog and gained 3 other animals before moving out of my apartment. They didnt find out until the end and tried to get money. They didnt give back any of my deposits.

If your landlord is an a**hole, you'll definitely get evicted. If your lease SPECIFIES that no "animals" are allowed, whether you had it when you moved in or not - they have the right to evict you with 30 days notice of course.

Sounds like that note they gave you was a warning! Keep the dog at a friend's house until you can move to a place that will let you keep the dog. An eviction is reported to the courts AND the credit bureau so you may not be able to get another apartment if you don't adhere to the notice.

If your landlord is nice, you may be able to talk to him/her about it and arrange something (an increase in rent or additional deposit) but your neighbors may complain of barking which will still get to put out.

Hopefully, you're not in California. Here, than can evict you in some cities without even telling you why. I had a friend who was evicted for the same thing only she got a fish. She didn't know that "animals" included fish and not just cats and dogs.

Sorry to hear about your dilemma, but it's either you or the dog in this case.

So you've brought an unapproved pet into the property and are not properly disposing of it's poo, correct?

You've breached your lease - plain and simple.

It's all up to the landlord.

The landlord may have to give you a notice to cure with a specific amount of time to get rid of the dog or vacate.

If you do not get rid of the dog (cure the breach) or vacate within the allowed time, you can be evicted.

The landlord has no legal obligation to accept your dog or allow you to keep the dog, regardless of whether you offer to pay a pet deposit or rent.
