Will a decent apartment complex approve me?


Will a decent apartment complex accept me?
right now I have a 617, 620, and 630 with the three credit bureaus. My credit score should go up since the 2 delinquent accounts will be remove from my credit report due. the 2 accounts did not belong to me. the credit bureaus made an error. the accounts were 120 and 160 for doctors offices. One issue I do have is that I set up a account for a utility bill for my mother. My credit report said that the utility bill was 30 days late. My last issue is that I was delinquent on my electric bill for 90 days ($87 late) in september of 2005. Give these two issues will I get turned down at a decent apartment complex? On positive note my income would be atleast 3 times the rent for the month.

the two delinquent accounts are going to be removed off of my reports, due to an error all 3 bureaus place this accounts on my report. The accounts did not belong to me, they belonged to my father.

It depends on your local market and how new the building is. If you have a decent, long term job and good income that should override your credit issues. Best to be upfront, tell them what the problems are and why. Make it easy for them to check your employment and verify your last landlord, also give them a copy of your paystub plus a copy of your utility bill showing its now paid up. Offer to kick up a little more deposit.

I鈥檝e managed property for years and my pet peeve is proud people with credit issues. If an applicant gets offended by me asking some questions, it鈥檚 usually a red flag, whereas if they are open and well documented it gives me a more warm and fuzzy. Your advantage is that landlords hate sitting on empty units so they WANT to rent to you, so give them as many reasons possible to do so.

Do you have any previous rental history? Without evictions or late rent payments? If you have an excellent rental history, some places MIGHT approve you regardless of your credit score. They might ask for an extra large security deposit, but other than that, you'll probably find a decent place.

My credit's not so hot either, but I had no trouble finding a new place recently. I DO have over 15 years of impeccable renting history (NO late rent, NO evictions, NO disputes of any kind).
