notice to quit letterso my daughter can move despite me local council and citizens advice requesting them.when we phone he pretends hes someone else and hangs uplast time we had any comunication with him he said she owed rent wich isnt true but when asked to see all rent reciptes he wont produce them to any of us.shes on benefits so her rent is payed in autamatically by benefit office plus she pays 拢25 shortfull into a account no he gave her every 2 weeks and he has all his mail delivered to her address and collects it from her mailbox with a key hes got have seen contents off some letters and all seem very dodgy bankrupt notices more house buying notes one even saying that morgage hasnt been payed on property and is in a diffarent name altogether ive wached my daughter cry and cry over this even the babies pick up on the mood changes and now enough is enough does he sound dodgy or what?

Wow! You really need to learn to use punctuation. Things like commas and full stops. Basics really, but it makes ramble readable.
He does sound dodgy to me. Not sure where you can take it. 24 years of renting in the south east and i've yet to meet any organisation that gives a toss for the rights of private tennants.

go to the council and the benefits agency, report everywhere and to everyone, word of mouth beats any notices!

Give your local Housing benefits department a call as soon as you can, as them to send you a copy of the rent which is paid direct to your landlord. Also go to this website for your Tenants rights.
I am a private Tenant and I have a great landlord. I have gone on that site before to check my tenants rights.

www.direct.gov.uk

It is a very useful website.

Spelling and punctuation fly out of the window when your upset.

Contact the council and find out what rights he has to enter the property without notice (to collect dodgy looking mail).

If there is anything wrong with the property due to lack of maintenance, and if there are no copies of landlords certificates for gas boilers, electrical tests etc., call in public protection (council)

Ask him for a "Section 21" to be sent to the council and this could be your way out of the situation. (Tell the council you've asked him for this document).

Rent records are required by law, ask your local council to ask your landlord for the records, let them sort it out.

Yes he does sound dodgy!

if she signed a tenancy agreement he has broken his side of it anyway, he shouldnt have access to property when he likes. she must not feel very safe. i wouldnt bother about exposeing him for dodgy deals, you could warn he rubbish land lord. I dont see why she cant move out just leave it sounds like he need some one in there so it doesnt look dodgy when post comes. who ever he dealing with he doesnt them to know where he lives, its your daughters address they have. just pack up get out

I cannot understand your blabber. I would learn punctuation ans spelling so when you do find the right person to complain to, they will take you seriously.

This sounds like my old landlord!
Housing and council won't want to know. Go to a solicitors. It won't cost as your daughter is on benefits. They will give advice and write to him if needed.

If his post is being delivered there, chances are he is pretending to live there = so he is not paying Tax on the rent !

First off, on all his post, write across the front 'Return to Sender - addressee Not Resident at this address' and put it back in the post box as soon as it is delivered.

Next check out the Tax Evasion hot-line (link below) = you might want to be extremely careful here that you don't get identified (in case he retaliates eg. by forcibly evicting her ..)

i am a private landlord and yes ive have so many dodgy tennants that i have nearly had a breakdown ( only for my greatest friend) i will not no-more take any crap from any tennent no matter who you are again , all i need is my rent to make mortgage payments, i have given sheets linnen furniture to my tennants but what did they do abuse!!!! i have the best tennents now and they are POLISH , they cant do enough for me , i love them to bits and yes i will be very careful who i will rent to in future!! dont judge me because you think you know me , !! ???

There's one landlord who gives the rest of us a bad name! Cant believe what I'm reading. I dont really know how you can force him into doing this, apart from threatening to inform the Tax Inspector of the rent he is receiving from your daughter - you can bet your bottom dollar he isn't paying any tax on this income! Seeing as he's such a dodgy git, you could play him at his own game, and get a mate to forge the correspondence you need as you daughter has access to the mail box! Yes, very underhand I know, and I guess I should be ashamed of myself for even suggesting it - but what a tosser this bloke is!

First of all, if your daughter does want to be rehoused, this landlord is playing straight into her hand. Get the locks changed TODAY. If he makes a fuss, the excuse - I lost my handbag with my keys in and my address so I had to change the locks. He does not have a right to a key, so do not give him one. Put a security chain on the door and if he tries to break in call the police. Mention that you have children and someone is trying to break in - they will come fairly fast.

Write to the council letting them know what is going on so they have a paper record and keep a copy of it. Send it recorded delivery so they can't 'lose' it.

If he does forcibly remove your daughter, she will not have made herself intentionally homeless and the council will have a duty to home her which would be the best solution for her and the children. I don't think he would do this as it would mean attention being brought onto him which it would appear to be the last thing the landlord wants!

Good luck. You have got a fight on your hands but take it one day at a time. Also, get advice from a housing organisation. One called SHAK is quite good.
