2 business Leasing Q's a store front, the price- is it usually negotiable- if so?

how many cents off per square foot should I try for without being tacky. ALSO, I know many places if you lease in an office building they will let you reserve and use the conference room.

Anyone aware of a location (dallas area) that lets you just rent out a conference room daily, as your office, or along with an office???
And what is a good time on a contract that reasonable. It seems like a longer contract might be better so it is set at a price, but then again the location could fail:(

You're looking for "executive suites" just hit Google you'll find plenty of them.

Alternatives:
- sub-lease or cut some kind of barter deal with a small business that has extra office space. Ask around at Chamber / networking events, or call around to commercial brokers who might know someone. Be sure to ask your insurance agent and CPA, they know lots of people.
- I know 2 ladies who rented a nice 2BR apartment and made it into an office. It's nice enough to have client meetings in, and the rent is cheaper than a "real" office.

On the retail lease, sure you should haggle over price, but also don't forget terms like sublease clauses, what kind of fixtures / finishing they'll do for you, etc. Either hire a buyer's agent or do your research, there's a LOT of options out there.
