In Urgent need to Break a Apartment lease..pls help? |
We got a nice deal for a house, and have to break our apt lease for sure. We just signed a contract for 9months, what is the easiest way out and with no loss to us. Be honest with them, they will be more likely to work with you. Unfortunately, most apartment complexes have costly break-lease clauses, and are not likely to let you off the hook. Depending on their policies, you may be able to find someone to sublease (take over your lease). Check with them first, because some places do not allow it. And if that doesn't work, see if you can get your seller to pay the break-lease fee in the closing costs or something. In my area, especially with new construction, the builder will pay the break-lease fee in order to sell a home. It's worth a shot! Ok...that isn't a valid reason to break a lease OR an emergency. If you can find them a replacement tenant that is acceptable to them, they should not have a problem allowing you out of your lease. It doesn't matter what you tell them they will have to enforce the policies set forth by their corporate office. Unfortunately for you you will be responsible for the termination fee unless the lease states otherwise. I would read the lease and ask the office if you have any questions. |

All of this should be spelled out in your lease. You did read the lease right?... Your rights and obligations, and the landlords rights and obligations are spelled out in the contract SIGNED by both parties. If your " Signed by both parties" lease says no security ... If you can replace the window yourself, you can get the glass at any hardware store. The damage will be repaired, but the insulating qualities of the window are compromised. That's livable tho... |
