Early cancelation of Office lease Contract?

I have business in HI and thinking about closing down my business. I still have a 2 more years office lease contract but I don't have money to pay. Is there anyone who had this experience before and give me a good advise? Do you think I can negotiate with my tenant?

Getting the tenant's permission to amend the lease and terminate it early is likely your only chance to meet your goal.

It's an unfortunate circumstance no doubt, but if your tenant is on-time and not doing anything illegal, you'll need their permission to change a lease.

If you mean to say that YOU are a tenant and you want to terminate your lease early, your only chance might be to consult your landlord, explain your hardship, and see if it can be mutually terminated. Another option would be seeing if another tenant can "assume" your current lease remainder and replace you as a tenant.......Of course again, you'd need to seek the agreement of the landlord.
