What does FULL SERVICE means in a lease agreement for office rental? Only the person who wrote the words FULL SERVICE in the lease agreement can answer this question and if this is something you are planning on signing I suggest you make sure that the lease explains the details of the full service (as opposed to it being explained verbally). they tell you that because, they just wanna get more money from you... because ull be more confortable in your office.. Full Service Rent: A rental rate that includes operating expenses and real estate taxes for the first year. The tenant is generally still responsible for any increases in operating expenses over the base year amount.= Get the wording spelled out in the lease so that everyone understands what is going on. If you don't understand, have an attorney look it over. You definitely want to know exactly what you are responsible for such as maintenance charges, taxes, insurance, etc. Be careful with maintenance because they can upgrade the building and try to charge you a part of that. Be very careful. You can negotiate your lease. Don't accept everything they want to charge you for-deal. . . They will try to get everything they can. Best deal is just pay a flat rate so charges can't be ran up. Remember they need to rent that space. It means no charge backs and the lease rate should include base rent, CAM and any other expenses. If you had a triple net lease i.e NNN, then you would pay base rent and be charged seperately for CAM, insurance and taxes based on actual billings.... |
