Problems with leasing office?


I recently mvd out of my apt at the end of July. I left the apt clean & empty. When I first moved in they promised me brand new carpet, which I never got. I was told that they just steam cleaned my carpet.
My neighbor told me that a lady with her six kids lived in the 1 bedroom apt before me. As time went on, the true condition of the carpet started to show. It was extremely dirty and gross. I complained to the leasing office several times informing them of this, which they did nothing. I spent my money monthly on renting a steam cleaner in order to keep my carpet decent.
Now that I moved, I received a letter yest stating that I left $182.00 in carpet damages due to pet stains. I hv not had a pet in that apt. I took pics before I left and the carpet showed no signs of such accusations.
The water heaters burst several times in the hallway and my apt flooded, they did nothing, my bathroom ceiling caved in..nothing, & two break ins..nothing. I have damages to my computer & Tv. What to do?

I would write a letter stating what you just said here but write it as it being addressed to the landlord. Give him the time required by law to give you, your refund and add to the end of the letter that pursuant to the landlord tenant act of your state failure to act on your request for a refund of your deposit will require litigation.

Time for small claims court. Take your pictures with you. Also, any other documentation you may have (steam cleaner receipts for example). You can probably win this one!

It is unfortunate you are having these issues.

I would document all your conversations with the leasing company & clearly state in writing why you shouldn't be charged the $182.00.

Tell them you have pictures that you wouldn't hesitate to showing in small claims court.

Technically you should have your own renters insurance policy for damage to your belongings.

Do not deal with the leasing office. Talk to a supervisor at the management company. If you have a reciept for cleaning the carpets keep it. Also you can contact the housing authority in your area and get someone involved to straighten out the matter. It would also help to get a notarized statement from your former neighbor to back your claims. The carpet rental reciept and the statement from the neighbor will come in handy if needed.
