Depends on where you are looking, but I will give you whats going in Denver right now...

1. 3-5 years
2. Find a broker specializing in your area, or go to Loopnet.com, or drive around areas you like and call the listing brokers
3. For a business, they want to see cash flow so they can make sure you can and will make the rent payments.
4. Lease typically includes the lease rates, term, costs of other expenses, what you can and cant do in the property, remedies should you not pay, etc.
5. You need to have a broker negotiate the lease for you (you dont pay the broker, the listing agent does)
6. You shouldnt lose money, if you business is successful an office will only help it. You can expect to pay a deposit of one months rent.
7. The length of the process depends on how much you ask the landlord to build out in your suite. If its ready for immediate occupancy, shouldnt take more than 1-2 months to move in.
8. Usually one months rent, and they will want to see your financials to make sure you would make a good tenant.
9. The landlord or the management company for that building
10. No, unless they are small, your lease will address it. Large changes will have to be approved by landlord in most cases.
