I lease property for mobile home in park. is it legal 4 mgmt 2 come in my yard and take pics of my house?


also, is it legal for the mgmt office to take money out of my bank account for costs of certified letters without my approval by automatic withdrawal? i have only signed to allow them to take out the cost of leasing the property. who is responcible for property taxes at the end of the year?

1) yes, most likely they can stand on your yard, but they should be giving you 24 hours notice. Otherwise they should stand in teh street.

2) They should not be taking more money than you agreed to-- but you need to read your paperwork.

3) Taxes would be covered in the original lease agreement-- but chances are you DO NOT have an individual tax parcel number, so taxes can not be assessed on just your property-- likely the whole park is one tax number. You need to check your agreement.

What does your lease say?

Unless stated so in your lease, they can not take out more money than what was originally agreed upon. If they are, and the lease does not allow it, contact legal aide; you may have a good lawsuit on your hands.

As to the pictures, if they give you notice, they can walk around the yard and take them. Again, what does your lease say?

As to property taxes, again unless your lease says differently, you should not have to pay them. Property taxes are the responsibility of the owner, not the tenant.

Because state laws vary, I strongly recommend that you contact a legal aide office or an attorney. It seems to me, from what you wrote, that your landlord may be a bit foot loose and fancy free in determining what laws he is going to apply.

Yes they can take pictures of the home. If you have authorized them to remove money from your account to pay your rent that should be the only funds they should remove. Without knowing what you signed and seeing your lease its a little difficult, but I would STOP the automatic withdrawal ASAP and see an attorney regarding the money issue.
