Who is responsible for repair or replacement of furnace in a leased office? Landlord or one who is leasing?

I agree with Bobcat, unfortunately, in a commercial lease, this would be a problem for the renter to fix. It seems backwards, but I have prior experience with a store rental lease in SF, CA. I'd check with your state laws though, it may depend on where you live. Good luck.

if you rent anything the landlord is the one who has to fix it, unless it is something you did.

Unless its in the contract, the owner of the building is responsible for repairs like that.

Installed applianced such as furnaces are considered part of the building and would normally be a landlord responsibility, unless the lease agreement specifically says otherwise.

it is typically the landlords responsibility to do that. Check your lease agreement and see if it has anything about repairs in it....you may have unknowingly agreed to incur the cost when you signed the lease.

I hate to differ with the others, but in commercial space the HVAC is usually the renter's problem. Check your lease terms to be certain.

I operate a store in a strip mall and change the filters and PM the HVAC unit each year to avoid problems.
