How do you approach a person who's housekeeping in the workplace is trashy beyond words?

I am starting a small business next to this persons office/shop. In order to use the equipment I am leasing from him, I have to see his trash,boxes,junk laying all over. If I bring customers in to see my work, I am embarrasessed by this. How can I handle approaching him without creating hard feelings? He is 70 yrs old mind you and very proud.

at 70 yrs old the mess could be more than he can handle . when you are cleaning your area offer to sweep his to if he will help you move the boxes over time offer to help clean out things or help dust. wont hurt his feelings and you did a good deed

I think if you ask if you could organize things for him, he might let you. If he doesn't agree right away, you can explain that you sometimes have to bring customers there and it is important for you to make a good impression.
