Who do I serve papers to for a small claims lawsuit in Franklin county, WA?

I live in WA state (Pasco), and the apartment complex I just moved out of wants me to pay $61 for "damage" to a dryer that I believe falls under the normal wear and tear clause in my lease. So I'm going to take it to small claims court. Unfortunately the apartment is managed by a corporate office in Lynwood. Who do I name as the defendant, and who do I serve the papers to? I was thinking name the property itself and serve the property manager. Does anybody know if that will work?

$62.00 is not worth filing a small claims case - your filing fees and service of process fees will be more than the amount you are seeking. If you really want to do it though, here is the information you need. You will need to find the name of the property owner - not the property management office - they are out of it; they just managed the property. The property owner's name will be at the Recorder's office in the county where the building is situated. Once you determine who the owner is, that is the person you sue. If the owner is a corporation, you are going to have to check with the WA secretary of state to find out if the corporation has an "agent for service of process" on file. If so, that is the person and address to whom you should direct service. For $62.00, I would honestly let it go. Good luck!
