Help estimating plumbing/electrical/HVAC?


I am considering a renovation of a former warehouse for single-story office space. I know that the answers will be ROUGH estimates at best, but I am trying to get a bearing on costs before I make an offer. Here are details: It is a 9,250 sf L-spaed block and brick building that is currently core and shell. The roof is in good shape outside. Inside are bowstring trusses--the bottom truss at 12 ft. and the barrel ceiling 20 ft. at peak. I will be replacing all windows and doors to close in the building and when done there will be 1,400 sf. of window/door area.

I'd like to run conduit along the brick and block to accommodate 40 workstations. I'd like to have exposed round ducts run through the trusses. I can locate a kitchen area and two sets of bathrooms centrally at the elbow of the building. Who can offer some ballpark thinking?

I am a plumbing contractor in the SF Bay Area. You can estimate about $1000-$1200/fixture for the plumbing in my neck of the woods. A fixture meaing, kitchen sink, or toilet equals one fixture each. This includes the sewer line plumbing, and hott/cold supply, but usually not the actual toilet or sinks unless that is specified in the contract. Of course keep in mind that you may be paying extra to get the sewer lines in and you are goint to need a small water heater as well. If you have a set of plans, even if they are rough you can ask some local subcontractors what it would cost to do what you are talking about assuming you are going to be the General Contractor. If not, you might want to ask a smaller type contractor what he might charge to do such a project as co-ordinating sub-contractors that you dont work with on a regular basis can be challenging.
