What questions do I need to ask a landlord when initially leasing office space?

It will be a video game type store in a strip mall with about 10 other businesses.

What services are included provided:
Maintenance, cleaning, dumpster fees, etc.
Parking rules and situation.
Who will have access to the space.
How long is the lease?
Will they remodel it for you to meet your needs?
Can you remodel it on your own if you want to change the configuration of the space?
Check on outlets and electricity available, if there is enough outlets and oomph for your business.
Check surrounding businesses. If there is a club nearby it will be loud with noisy parking lot on Fri/Sat nites.
Insurance - ie what does their policy cover.
Do they provide furniture etc?
What is the deposit, what does it cover, under what circumstances is it refundable.
