Looking for size of space needed for neighborhood bar.?


I'm trying to figure out how much space would be needed for a small neighborhood bar. Please assume the following: 45 ft U-shaped bar, 3 pool tables, 2 darts boards, shuffleboard table, 10 36-inch round tables seating 4 chairs at each table, various video games, an office (10X12), a storage room (large enough for inventory and whatever else might need to be stored), and bathrooms (a mens room and a womens room both 12X12 each). Please allow for enough room for a keraoke area but no dance floor. Also, please mention if your estimate is a minimum and the place will be cramped, or if you are allowing room for walkways and whatnot so the place will not be cramped. Thank you.

Please, no answers like call a contractor or as a bar owner or anything. I posted on yahoo answers to get the answer here, not to be redirected to someone else. Thank you.

Based on your description, I personally think you need at least 4500 sq. ft. for the whole place including the bathrooms, kitchen, bar, storage and enough room to walkaround. You could go smaller, but I think it would look cramped.
