What are normal brokerage commissions for commercial real estate?

There are no "normal" brokerage commissions. By law all commissions are negotiable. As to how does it work if you are a landlord, depends on what contracts you sign with a broker.

Most agents/brokers try to tell consumers that "industry standards" commissions are of (x) amount. They do this in order to try an justify their commissions.

The company I work with offers lower commissions than "industry standards", and we tell all of our clients that all rates are negotiable. If we want the business, we will adjust our rates to an amount muttually agreeable between the client and us.

commision on selling, the loan or on getting a renter?

I have seen 4-8 % of the term of the lease. However, it is all negotiable. I will not pay a commission on the term of a lease. I would Rather pay an X amount of dollars to find a tenant. Tenants sometime break leases;costing you money if you paid an agent up front for the term of the lease.
