When you rent do you pay all remodel?


I have rented a office space and I have had to pay all remodel except the bathroom.Im already in so deep its going to take a yr to recoup my money .I signed the lease for 3 yrs.Is this customary? also my landlord keeps trying to have me hire his guys at inflated prices obviously to make money off me,which i refused and he is mad now.thanx any info

if the changes are at your request, then i'd assume you pay.
if the owner wants them, then he pays.
as for "his guys", i'm on your side.

You signed a lease, didn't you? The changes you made are for yourconvenience and benefit, right? Why should someone else pay for them?

I agree with Dan H, however, your landlord cannot force you to hire "his guys", stand your ground and choose who YOU want to do the job!

3 year lease for business, yes, this is a minimum, and they will hold you responsible. About remodeling, different offices has different requirement,so you remodel the way you needed, this why is cheaper to rent after somebody, who was renting before you, with same type of business. Good Luck!

It depends on your lease, but usually commercial properties are set up triple net, which means that yes you do have to pay for the renovations and repairs. You do not have to use your landlords guys...get estimates from other folks and to appease you landlord, have him send in his guys to give you an estimate. When he balks that you are using someone else, show him the estimate worksheet. You are going to be in a similar situation with most commercial rentals, so you'll need to figure out a way to increase your income elsewhere, what business are you in, perhaps there are other ways to market that will make you money so that your income is increased.

For office space, a three year lease is ok. It benefits the landlord. You coud have negotiated down rent if you did all the improvements. When your lease expires and you leave, he benefits further because now he has an office someone else could rent at a higher price. As for the contractors, you can have contractors bid out the improvements you want made. Give his guys a chance to bid but that doesn't mean your required to hire them.
What your doing is called tenant improvements or TI's in the commercial real estate industry. The landlord is responsible for things like the roof, power, air conditioning, plumbing or anything else that brings something to the unit. The tenant would pay for things like paint, carpet any non-weightbearing walls, etc. Those are special design features unique to your office that would be at your expense.
Sometimes landlords will as an incentive to sign long leases such as yours, offer what's called a TI allowance. For example, if he's willing to give a $10 dollar per square foot allowance for your 1000 square foot office, he will pay up to $10,000 of the Tenant Improvement costs. You would be responsible for the remaining balance. If you didn't get that from him, then you could negotiate down the rent to alleviate financial pressures for the costs of improvements.
