Can HOA decide their own benefit without voting or meeting?

Hi, We have 10 unit small townhouse condo. We have extra 1 car garage for HOA's income source for long time and we rented that space for residence $50/month. Since our HOA board of director changed, the president of HOA start using that space for free. He called that is "President Perk" HOA board director are only 2 people and decided without meeting or voting from other residence. Secretary deducting $50 everymonth from her HOA fee for her benefit. ( We decided no HOA director's benefit at meeting long time ago, but they changed without voting or meeting)

Is this against law that they decided without meeting or voting? Please someone expalin how much they can decide by themselves. What we should do if residence againt their decision.

Is this YOUR car garage that is attached to YOUR townhouse? If yes, then he can not do that. That is space that you are paying for each month that someone else is benefiting from. What a not nice person. Who are these two people that make up the board? The last time that I checked you needed at least 3 or more that is an odd number. How can they vote on things with only two people and what happens in the event of a tie?? This is the craziest thing I have ever heard. I would go to the president, tell him your opinion and see if something can be worked out. Try these websites:

ps, Florida is a whole other animal. I used to do huds for the mortgage industry and I refused to touch a loan that was from Florida. The state has so many stipulations and guidelines that if you get one thing wrong, you are in big trouble.

Directors of HOAs in Florida cannot take perks from the Association without a vote of the owners.
