I am going to be meeting potential renter in about an hour....any tips?

Would you want your room furnished? Charge less if it isn't? It is shared home. All utilities included. I said, $400 (person said they have $300 now) but this is country setting.

Anything else you would want? I would make any reasonable accommodations as this could save my house. How do I approach?

Get a credit report, this will show if they do or do not pay their bills.

Also, call their employer and VERIFY their position and income. People lie about that. If you are charging 400 a month, you want to make sure they earn at LEAST 1200.

Also call the last 2 landlords (you can verify residency address from the credit report) and see how they were. ASK if they are related or friends, as that will sckew the referance.

I would be wary of anyone who does not have the funds to move into a place. If they knew it was $400 and said they only have $300 you may have problems with payments in the future.
