Should I rethink opening this Bar? |
I am in the development stages of opening my own bar. My family owns the building I intend to move into so I can get rent $3000 cheaper per month. The building is perfect except the fact it only has 26 parking spaces (1 of those handicap), and I could probably get another 5 or so with some parallel parking spots. The other commercial businesses near it are seperated by grass lawns, their parking lots a few hundred feet away from mine and they are typical 9-5 places and not open on the weekends. I have determined that I need atleast 75-125 clients per night to pay the bills. Is this parking lot big enough to support my bar? There are a few bars in the area but the town has the highest growth rate in the U.S. It will be middle-upper middle class sytle bar, the first of its kind in the town. The immediate area is commercial, with housing a reasonable distance away. The avg. bar in this town gets over 400 customers per night. You should research it, if there a lot of people around there a night and if there aren't million other bars around you. And not to have a lot of family homes around you as well, they always complain about noises and whatnot. |
