What is the best use of commercial shed space w/o having the capital to actually start a business myself?

I have an opportunity to purchase a block of land with a 30m by 15m shed on it. I have considered sub-deviding it and leasing the space out as storage. I don't have the capital to start a business of my own in the shed and wanted to know if anybody has any other ideas as to how I can use this shed to my profit.I live in Tumby Bay SA with a population of approx 1500.

is the shed climate controlled? if so storage is the way to go, for high price vintage cars. sounds like you want to start a business but are reluctant. Get a loan and go for it!!
Offer great service like engine starts every three days, cardboard under each car to detect leaks, thats just a start....you could get into auto detailing or even a mechanic if you are capable or know a friend who is a decent mechanic. the oppurtunities are endless.
