What rights does a commercial property owner have when a tennant abandons a leased space?

Tennant proposes to leave space "dark" for three months,while continuning to pay rent. Does this void reflect on other tennants and their business viability?

Check your local government website. There should be a link or somewhere to search for landlord-tenant rights/disputes. Or if your state has renter's court you may be able to ask someone there the steps you would need to take or a better referral to someone who has more answers. Tenant-landlord disputes will always go through state hands first, so your best bet is to start there. The internet is a good starting place, but I have found that it is best to talk to people/agencies directly.
