How do I go about negotiating a commercial triple net lease? |
I am doing research for a non-profit that is preparing to lease commercial space within a San Diego, CA strip mall. We're new to this and have been given an opportunity to submit a counter proposal. We would like to address the price per square foot. Any help is appreciated. That's one issue, but if you're new to it, chances are you don't really understand the lease, so you should hire a business/RE attorney to review and negotiate the lease. The $500-1000 spent should pay for itself in lease improvements, peace of mind, and avoiding future legal issues. I do this for a living, I work for a large retailer and I lease shop spaces to tenants.
