What do I need to say to a commercial landlord to be taken seriously?

I am trying to rent commercial space in NJ. I have contacted leasing agents from several companies, expressing interest in property. First, I am never put through to the agent, only voicemail. Second, they don't usually call back. Third, when I email I do not get a response.
I don't think there's anything I am doing or say that would be considered incorrect. I think it's not what I'm saying but who's saying it.
Can someone please tell me what I need to do to have landlords take my inquiries seriously. I have the money to rent the space as well as a business plan, and I'm starting to get a little bummed about it. Has anyone had any expereince with agents who represent the lessor?

Call a Licensed Realtor and ask them to rep. you...it will get results.
