Are per Sq. Foot lease values on Commercial Real estate monthly or yearly figures?

For example, if I'm looking at a space that's 4500 Sq. Fee, and the list lease price is $21/sq ft, am I going to be paying $94,500 for one month, or for one year?

Usually when commercial rent is quoted, it is quoted as a per year figure. So 4500 sf at $21 per sf is $94,500 per year or $7875 per month.

If you are considering leasing some commercial space then I suggest that you have the lease reviewed by a real estate attorney before you sign anything. There are often several other costs built in and you may not be aware of it. For example, is it going to be a triple net lease? That's very common and it means that, in addition to monthly rent, you will also be responsible for paying your share of the landlord's costs of insurance, taxes and maintaining the common areas.

There could be other costs or liabilities involved and finding out about them after you've signed the lease is not a good thing.
