What are the different types of commercial leases?


Or where can I find brief and clear descriptions? Prior to getting started on a business plan, I need to educate myself on how a retail/food space can be leased.

A pretty common type of leases is something called a "triple-net" lease.

Included in your monthly payment is:
1.) your lease - cost of renting the space per sq. ft.
2.) pro rata share of the yearly taxes
3.) CAM payment - common area maintanence

The landlord should provide you with statements of the previous year's CAM and tax charges (e.g. parking lot snow removal, landscaping, litter removal). From these statements you'll get an idea of how much was spent in the previous year on expenses to the common area in a single year.

The rental fee will just be the square footage x how much he's charges per square foot / 12 to give you a monthly rent

The different leases just outline how these additional costs are handled. Such as, CAM costs could just be paid for by the landlord and your pro rata share be invoiced to you once or twice a year.

If your are looking to lease commercial space, more than likely you'll be dealing with a commercial real estate agent. You can ask them about the different types of leases. Also, if you know a lawyer they'd be a good person to ask too.

The reason why it's kind of hard to find resources regarding these is that they are essentially a binding legal agreement that get tailored to suit each party's needs.
