How much will it cost to build a 100x25x40 concrete block shell in Atlanta starting at dirt: itemized cost?


I have an old house that I have to tear down to the floor.
The land has been rezoned commercial.
The land lot is 50 x 200.
The house is 95 long x 35 wide x 25 high. {35 ft facing street}

I plan to tear off the roof, tear down the walls, and keep the floor.

Then I will build a concrete block shell around the floor.

The resulting building will be a large empty space that I will use a television studio.

My questions are the following.
1. How much to build the concrete shell? {starting from the dirt around the house?}
2. How much for a flat, single side tilt membrance roof?
3. What are the major insulation issues and solutions?
4. Would this be difficult to construct?
5. Is there a simpler, cheaper way to open up the internal space of the house AND achieve a commercial exterior. {the internal walls ARE load bearing}

I detailed the location of the job because I am still looking for a contractor.

The one builder that viewed the location suggested I proceed along the path that I am taking.

Essentially, you're asking for a free estimate from a skilled contractor who has zero chance of getting the job. An accurate, itemized bid or cost estimate for a job like this would take considerable time to prepare, and to be accurate, would reflect years of experience in managing construction projects. Do you see where I'm going with this? Put yourself in his or her shoes.

You can buy construction estimating books that do an OK job at giving a rough idea of costs, and a better job at helping you estimate amounts of materials--they cost about $30-40. Then you can work up a materials list, go to the contractor's desk at your local building supply, and ask for a cost estimate from them. By going to several stores, you may be able to get suppliers to give you the best deal they can to get your business.

Contractors guard their pricing and planning strategies pretty closely--it's their livelihood. You may get general info like, "Build a metal building, not concrete block," or "Block is great, you're on the right track," but anyone who gives you the level of detail you're asking for probably isn't a professional builder, or they wouldn't have the time to waste.

Added: Sorry, Television P..., my misunderstanding. The way your question was phrased I thought you were planning on doing the work yourself, not contracting it out. I'm nowhere near Atlanta, so can't recommend anyone. You might still want to get a construction estimator, just to get a rough (and it will be rough) estimate of job cost and what's involved.
