How lucrative is a small laundromat & how much money can be made from it ?


does anyone know how to do this the right way ? & how to make the most money from it.Because i just bought a duplex today that is zoned as "commercial" and am wondering what should i do with the small space ?

depends on the neighborhood -- you don't want it to be a favorite vandalism target or a "homeless shelter"

i don't have laundromat business experience.
you should estimate costs and incomes.
costs: water, electric, cleaning, maintenance & repair, insurance, taxes, etc.
revenue: check area laundromats for what they charge per washer and dryer, then estimate how many loads would be done in say a month at your location.

besides the washers and dryers, you'll also want a change machine (be sure to provide adequate security) and perhaps vending machines (laundry supplies & perhaps refreshments).

Lots of things to consider...

Be sure that you have enough customers in the area for your business. If there are 8 laundromats within a few blocks, you won't be that popular. You have to lease the equipment, get the plumbing and electric done, get insurance and whatever local permits you are required to have. Get an employee, get workers comp insurance, get overall insurance for liability in case one of your machines eats someones laundry or someone gets hurt slipping on water on the floor. You have to clean and maintain the machines. There is a lot of start up money required. Building codes and fire codes must be met.

Do your research. If you are ready for this responsibility then go for it. Everyone needs clean socks.

FIGURE YOUR COSTS FOR WASHERS AND DRYERS, ELECTRIC AND WATER BILLS, INSURANCE FOR LIABILITY , TAXES AND SOMEONE TO BE RESPONSIBLE FOR OPENING AND CLOSING AND BEING ON PREMISE.

MANY THINGS TO CONSIDER. ALSO IS THERE A NEED IN THAT AREA OR DO MOST PEOPLE DO LAUNDRY AT HOME? ALSO IT WOULD TAKE SOME REMODELING. YOU WOULD BE OUT A LOT JUST TO START.
