Need advice for renting and nonworking garage?


We are renting a home. When I went to preview the property prior to renting, the realtor showed me the garage, pressed the button to open the door, and it only opened a little bit and shut right away, he said "it is probably locked, i'll look into it, i know it works fine".
When we got here to move in, the realtor forgot to leave a key, so I called the landlord and she told me the code for the garage, so I tried it, and it opened the same way, it opened a few inches and then it went back down. It turns out the garage is somehow locked and it wont open with the garage door opener. To open it, it takes one person on the outside to hold the handle and lift, and one person on the inside to hold the lock in the unlock position (it doesnt stay unlocked). Basically, our garage doesn't serve it's purpose. My husband is gone a lot (mil) and so it's not realistic to use two people to open the door, as two people aren't always home... I spoke with the landlord,and she said it isn't locked.

The door is clearly not working, and the landlord said that if we repair it, we are responsible for the cost, unfortunately. I think that doesnt sound right, as I would have never rented the place knowing the garage was useless. I have had 3 estimates, and the landlord said she'll have someone stop by and look at it...

I'm wondering if I have any recourse to get them to pay to fix it, or compensate for the lack of use of the garage.

I am a landlord and I would expect to have to pay for this myself on any of the houses I own. They should fix this right away. It shouldn't cost much. If it were mine I would remove the locking mechanism because the garage door opener usually will do the job itself.

The Spring on the door is broken ( I can tell because you said it takes to people to open the door). The company I work for charges $150 to replace it. The landlord is usually responsible for this as it is not preventable and will inevitably happen to all doors.

baby check your leasing agreement and go on from there, it should explain the details and what they will fix. So now all you have to do is make them pay to fix it. I hoped I helped.
