Finding the contact number of a property's owner?


Hi, I live in Australia and I am looking foward to do some property optioning business, and finding the contact number of a property's owner will be vital.

I know programs such as Property Data Solution and RP Data can provide those information, however both of them require you to have a business in prior to use their service. Knocking on doors will do, but is there a more efficient way to do it?

Property owner's number is "public information". So don't bother saying it's a breach of privacy or things like that.

Public records to be exact

We use RP Data a lot and you can find out the name of the person who owns the property depending on the type of access you have with RP Data. You can also do a title search using Veda Advantage, Lawpoint or another online title search provider.

A title search is great for options because you'll not just find out the name of the owner but also which lender they have a loan with (if one at all). You can hit the jackpot if you see someone that has several loans / caveats on their property. They might be desperate to sell or happy to take an option fee payable within a few days.

To then find their contact details you should google their name (or should I say yahoo search their name?) or use the white pages. If you use RP Data you may get their address and be able to mail them a letter.

Talking to local agents you may be able to find out who sold the property and then ask them who bought it and if you can get in touch. Agents are happy to help if they sense that you may on sell a property after putting an option on it. This has worked well for a couple of my clients (I'm a mortgage broker).
