Which route would be better in starting a horse boarding business?

Would you be better off getting a loan for your property (barns, obv on site house, etc) or getting a small business loan. Also, to any of you that offers boarding services, how did you start off? money wise I mean. Any advice or view points are appreciated! I figured this would be such a rewarding "job"( even though I wouldn't think of it as that), so I am looking farther into it and trying to pursue this. Thank You for all replies reguarding my question.

I wish I could borrow from family. It's just me and my dad, though.

I started out boarding horses at our own home with an indoor arena with 20 stalls with attached sand turnout pastures. the set up was nice but it was alot of work, then when we moved i found a small 6 stall barn for cheap with tons of grass pasture, so it helps with the hay/bedding costs when they can stay outside over night. It's way easier than in the indoor arena. I'm not making tons of money, just enough to pay for my other horses plus a little and the horses are super happy with their grass fields and its not at my house so i get privacy at home.

we borrowed the money from my grandpa and set up a 'plan' of mothly payments and everything it was like from the bank, but not on our reccord, or with massive intrest!
