I have to make a business plan. what is Rationale and marketing research?

hey, im doing a project, and i have to make a business plan on a day care center.
my out line says to do Rationale & marketing research. but i dont know what that is. do i have to make charts and stuff ?

Mind if i ask what teacher you have? Cause I'm also doing a project for business class on this and making sure to know who you have because all teachers have different ways of describing certain sections.

If you were too lazy to read and answer that ill give you the answer once you reply here. I already finished that section didn't take long.
